What it does

Four things, and it shows you all of them.

Works out the dates

Every deadline that follows from the effective date, calculated rather than typed. When an amendment changes something, they are worked out again.

Shows its working

Every fact is a link to the page it came from. Nothing is asserted without a source you can open.

Answers questions

Ask Lia what is due, what is waiting on you, or what the inspection said. She answers from the record and cites it.

How it works

Three steps, then you read.

  1. Add the property, so there is somewhere for the paperwork to live.

  2. Upload the executed contract, plus any addenda and amendments.

  3. Read what came back, and open any fact to see the page it sits on.

Shows its working

Every fact carries the page it came from.

Handle the Sale will not tell you something it cannot show you. Where it is not certain, it says so on the face of the answer — estimated, or please check — instead of guessing and letting you find out later.

Inspection period ends Friday 3 October 2026, ten days after the effective date. From Purchase Contract, page 4

That page number is a link in the product. It opens the document at the line the date was read from.

Certainty

Four states, told apart on sight.

Confirmed Estimated Please check Not yet known

Two things that mean different things never look the same.

Questions

The things agents ask first.

Does it give legal advice?

No. It reads documents and shows its working. Every answer names who to confirm with — your broker, your closing attorney or your title company.

Is the comparable-sales report an appraisal?

No. It is an opinion of value from the sales it had, and the report says so on its face. An appraisal is a licensed appraiser's work and this is not that.

Where does my data go?

On our own server. There is no analytics, no tracking and no third-party advertising anywhere in the product.

What if it reads something wrong?

Every fact links to its page so you can check it, and you can correct anything it decided.

Which documents can it read?

The purchase contract, addenda and amendments, and inspection reports, as PDFs.

Do I need to change how I work?

No. It does not replace your CRM or your brokerage's forms.

Put one contract through it and see what comes back.
